How the Rental Property Cash Flow calculation works
Cash flow = rent after vacancy - operating expenses - mortgage payment
A $300,000 property with 25% down at 7% has a mortgage payment of $1,496.93. Rent of $2,600 less 5% vacancy is $2,470, and expenses come to $841, leaving $132 a month. The cap rate is 6.52% and the cash-on-cash return on $84,000 invested is 1.89%.
Frequently asked questions
How do I calculate cash flow on a rental property?
Take the monthly rent, subtract an allowance for vacancy, then subtract property tax, insurance, maintenance, management and the mortgage payment. What remains is the cash flow.
What is good cash flow on a rental property?
Many investors look for at least $100 to $200 a month per unit after all costs, or a cash-on-cash return of 8% or more. What is acceptable depends on the market and on how much you are counting on the property rising in value.
