The 70% rule says to pay no more than 70% of the after-repair value minus the renovation cost. It is a quick screen, not a substitute for costing the project.
How the Fix and Flip calculation works
Profit = after-repair value - purchase - renovation - buying, holding and selling costs
Buying at $200,000, spending $45,000 on renovation and selling at $320,000 after 6 months leaves $41,000 once $23,200 of buying and selling costs and $10,800 of holding costs are paid. The 70% rule would cap the offer at $179,000.
Frequently asked questions
What is the 70% rule in house flipping?
Pay no more than 70% of the after-repair value minus the renovation cost. For a home worth $320,000 after $45,000 of work, that is $179,000. The other 30% covers costs and profit.
How much profit should a flip make?
Many flippers look for at least 10% to 15% of the after-repair value, to leave a margin for cost overruns and a slower sale.
