How the Home Equity & LTV calculation works

Equity = home value - loan balances; LTV = loan balance / home value

A $500,000 home with a $280,000 mortgage and a $30,000 second loan has $190,000 of equity. The first mortgage is 56% LTV and the combined figure is 62%. Up to an 80% combined limit, another $90,000 could be borrowed.

Frequently asked questions

How do I calculate home equity?

Subtract every loan secured on the home from its current market value. $500,000 minus $310,000 of loans is $190,000.

What is the difference between LTV and CLTV?

LTV counts the first mortgage only. Combined LTV adds second mortgages and home equity lines. Lenders use the combined figure when you apply to borrow more against the home.
